House Escrow

I have a buyer for my family house and an escrow?
Company to assist in SoCal. Please advise what other formal pieces of this transaction paper I have to sell my property without involving a realtor or atty. Where would I get a contract, consisting of the transaction? I would have the potential buyer put in a good faith offer and open escrow? Thanks
I realize that you do not want to pay commissions, but if you do not paper work perfectly, it can cost you a ton of money. Since you already have buyer lined up, you can negotiate with a Real Estate lawyer or a realtor to handle the paperwork for you on a fixed fee. That way you'll know that it will be done correctly and it should not cost so much. But the peace of mind will be priceless (to steal MasterCard's slogan).
